Lake Oliver at Oliver's Crossing

 

The 311 acre lake will include an island of some 22 acres and will be surrounded by single and multifamily homes. The first phase of the development will include lake construction and the installation of Chatsworth city services and streets.  Lake construction and lot presale will begin in the Fall  of 2008 or Spring of 2009.

 

Most single family building lots will be approximately 1/2 acre, varying according to location and topography. The natural elevation of most lakeside lots is 10-20 feet above the lake surface. This private lake will be over 40 feet deep at the dam and at 311 acres, ideal for water skiing and other recreational water activities.

The site plan was designed by Rick Harrison of Minneapolis, Minnesota. We asked for a design that would enhance the view of the lake for the maximum number of lots. He was also to retain as much of the natural environment as possible and the plan includes trails to enhance the view of Illinois prairie plants.  Harrison uses winding streets to inhibit speeding but keeps a simple street pattern.  He varies the lot setbacks and angles the houses as they sit on the lots for optimal visual effect.  The streets and trails are designed so that the lake can be seen during most of your walk. The site plan has had changes and may still get minor updates. The current up to date plan was this spring.  Lake Site Permitting

 

The developers are hoping to start work on the dam this fall. The Department of Natural Resources has reviewed the basic concept. Their reveiw was positive for the design of a high hazard dam. We will submit the final dam design soon. Then the department will have the information it needs to give approval of the final dam design and issue the permit.  

 

Earth moving companies have been kept apprised of the design and its changes. After permitting, we plan to choose a contractor and begin work as the earliest possible time. The construction of the dam was scheduled to begin this fall. It may be spring before it is feasible to start work on the dam.
